1. FREE posting on our website

We will post for free a thumbnail photograph of your choice and a 50 word description your property.  Any inquiries resulting in a sale from these free postings will be subject to Commission Compensation as outlined in Additional Compensation below.

2.  Premier Placement Posting on our Website

We will create a full page on our website for your fractional ownership property which would include unlimited text and a slide show with a maximum of 25 photographs provided by Client and the page will remain live on the website for one year (365 days).  Throughout this period, GQ will prequalify any consumer/buyer who inquires at the GQ website.  This produces a higher quality buyer referral that will be directed to Client’s Sales Team.  GQ will receive additional compensation only if the lead results in a sale. GQ will be available to represent buyers immediately, at Client’ request as discussed in ADDITIONAL COMPENSATION below.

3. Newsletter Spotlight

GQ will “Spotlight Feature” your property in a GQ monthly e-newsletter campaign sent to approximately 18,000 opt in recipients, including consumers and Realtors.  Newsletter Spotlights will be broadcast on a one-time basis during a selected month which is mutually agreed upon between the Client and GQ. We, (GQ) will follow up and pre-qualify leads and be compensated as outlined in ADDITIONAL COMPENSATION.

4. Search Engine Optimization

GQ will optimize the text copy provided by Client to increase traffic specifically to your page on our site


                                                                          Cost:  $500.00 one-time fee

5.  Custom PDF

GQ will create a custom e-flyer in PDF format for emailing prospective clients 

                                                                         Cost:  $150.00 one-time fee

6. Target Marketing

GQ will directly market Clients property to our database of Realtors and Elite Brokers in the Luxury Market who produce $3-5 million in average sales.

                                                                         Cost:  $500.00 per mailing

7. Feasibility Questionnaire – Option 1


 Global Quarters can provide one of two types of feasibility services.  The first is for the consumer/developer who has time and interest in doing most of the research themselves.  We begin with an hour long question and answer session, in which we will discuss important information specific to your location and your development.  Once we have completed this, our research department will provide you with a written resource report for your project.  This report will include an itemized list of the research you will need to do in order to determine the feasibility of your project.  It will be a guide for you to utilize and implement as you determine if you should proceed with your fractional product. 

                                                                         Cost:  Feasibility “do it yourself” - $800.00

 Feasibility Study with written report and recommendations - Option 2

Global Quarters will provide a feasibility study based on a thorough analysis, evaluation, and our experience of the fractional market in the location of your project.  Our feasibility study will be   conducted to assist decision-makers in determining whether or not to implement a particular project or program. The feasibility study is based on extensive research of the fractional market in general and specific to your location.   We will address both the climate of the current market conditions and will include advantages and disadvantages of both the fractional real estate market and the proposed plan.  GQ will compile the research and provide you with a written report which will include an Executive Summary, Background Information, Advantages and Disadvantages, Comparison of Current and Proposed Fractional projects, Development Schedule and Final Recommendations. We will begin our work with an initial consultation meeting with your team that will be in a question and answers format.  We will determine shortly thereafter whether a site visit is necessary, most times we can do our work from our offices, if travel is necessary there will be additional fees to cover these expenses.  When the report has been completed, you will have a consultation to review the documents and answer any additional questions.

8.  Marketing Plan - Option 1

Global Quarters provides two types of Marketing Plans for our Clients of fractional ownership properties.  The first is for the consumer/developer who has time and interest in carrying out the marketing plan themselves. We will provide you with an itemized list of high profile and key industry locations to market your fractional ownership property.  We will also provide you with details of each of these companies, statistics on their return of investment and a cost analysis for each.  The list will cover advertising in print and on the internet and a list of cost for each.  We will also recommend suggested special events and promotions specific for your location that can be highly beneficial.

     Marketing Plan - Option 2

 The second Marketing Plan is based on Global Quarters implementing and conducting the marketing effort on behalf the Client.   We will create a specific marketing plan inclusive of all the high profile industry leaders and tailor it to your development based on your marketing budget.   We will discuss the most effective means of reaching Buyers and provide you with industry statistics on their return of investment.  The items we will discuss and implement will include advertising in print and on the internet.  We can co-host special events and promotions or direct your team in the implementation of these events. Global Quarters targets specific markets, including thousands of Realtors; and can feature your project for events on an “invitation only basis”.  In our planning sessions with you we will select the target areas for our marketing efforts and implement the plan on your behalf.

9. Speaking Engagements/Educational Seminars for Realtor Communities

Fractional sales by the Realtor community have been slow because Realtors are not well informed about the product.   They do not understand how fractional sales work, what their clients are buying and how they are compensated.  Having been involved in fractional ownership sales for nearly 20 years, Paula Gold-Nocella is qualified and sought after in the industry to teach classes on the subject for both Realtors and potential clients.   A major focus of GQ’s work is educating the real estate industry in order to increase awareness, excitement and sales for the fractional products.  GQ offers connection and collaboration to local real estate professionals in major metropolitan cities throughout the United States exposing properties and /or developments via face-to-face contact, speaking engagements and seminars.

10.  Data Mining

Global Quarters offers the practice of searching through large amounts of computerized data to find useful patterns or trends that are helpful in finding buyers for your property. We provide focused integration of database mining and high quality direct marketing to best reach your target audience.   We work with you to create a custom mailing piece or a series of pieces and how to best determine who your target audience is; all data mining is based on your goals and budget.

                                                                           Cost:  Minimum $5,000 to $10,000

11.  Video Production

 Fractional ownership is a “Lifestyle” purchase!  While websites are powerful for providing information and photo montages, we have found an important part of selling the fractional ownership properties requires much more.   We educate the consumer about fractional ownerships, while explaining the benefits of your particular location or amenities.  These one to two minute videos allow the internet reader to experience, through your own words, the compelling reasons, that only you know that will entice the buyer to want to own a piece of your paradise.  Global Quarters has aligned with thousands of filmmakers around the world to produce one to two minute videos which “tell your story”.

12.  Budget Preparation


Global Quarters can assist you in the creation of the budget for your Home Owners Association of your development. 
                                                                           Cost:  $495.00  

13.  Financial Management for Associations

Global Quarters offers financial management for your fractional homeowners association.  We can collect the homeowner’s income (dues) and process all invoices, bills and disperse payment timely.  This service will include monthly, quarterly and annual financial reports. 


Global Quarters requires a minimum of 4 owners to provide this service.  There are start up costs associated with this service.  Global Quarters can assist in the decision making processes as outlined in your Bylaws and governing documents. 

                                                                            Cost:  determined on number of owners:
                                                                            Minimum 4 owners $500.00 per month
                                                                            Each additional owner $75.00

14.  Fractional Project Legal Consultation and Document Preparation
 
Sirkin & Associates, a law firm based in San Francisco, Denver and Paris, has been involved in the creation of more than 5,000 fractional ownership arrangements throughout the United States and the world, ranging in size from a single home to hundreds of units. The firm’s flat fee package for single-home fractional offerings includes: (i) A telephone conference to develop the structure and details of the offering; (ii) Preparation of the governing documents for the fractional owners which describe the usage structure, rules, management arrangements, and many other important issues; (iii) Preparation of the purchase and sale agreement and disclosures; (iv) A follow-up telephone conference to discuss questions and changes to the documents; and (v) Document revisions as needed based on the second telephone conference.  This package includes all the legal work needed for 95% of all single-unit fractional sales.

15.  Sirkin's Fractional Regulation Guide on CD

THE CD ANSWERS THE SEVEN MOST COMMONLY ASKED QUESTIONS ABOUT EACH STATE'S FRACTIONAL REGULATORY SCHEME, THEN INCLUDES THE STATES ENTIRE BODY OF LAW.

Is there a threshold number of fractional intervals or owners below which  the state's fractional and time share regulations or registration requirements do not apply?


Does the state's fractional and time share regulatory scheme distinguish between "fractionals" and "time shares" and, if so, what is the difference?


Can all or some of the states fractional and time share regulations or registration requirements be circumvented through non-deeded ownership legal structures such as special purpose entities?

16.   Consulting Services


Paula Gold-Nocella is an expert on shared ownership, co-ownership, tenants in common and fractional ownership properties.  She has sold, developed and owned all of these types of properties during her 20+ year real estate career.  Paula has been a member of the National Association of Realtors for 22 years and has held various positions within organized real estate from Treasurer to President of the Board.  A complete biography is available upon request. 

                                                                             Cost:  $175.00 hour 

      
ADDITIONAL COMPENSATION:

As used in this Section, the term "Broker-Procured Buyer" means any buyer whose name is provided in writing by GQ to Client as a potential buyer and who subsequently purchases, unless within forty eight (48) hours of receiving such name, Client provides reasonable evidence to GQ that the Client has had previous contact with such buyer.

For any interest sold to a “Broker-Procured Buyer”, Client shall pay to GQ a referral fee of five percent (5%) of the sale price.  Such fee shall also be payable if GQ can establish that the Buyer has been introduced to the Property exclusively by GQ, or as a result of GQ marketing efforts or speaking engagements.

Client shall pay to GQ an additional 5% of the sale price if, at Client’s request, GQ represents the Broker-Procured Buyer in the transaction.

Fees payable to GQ under this Section shall be due even if the buyer purchases after the expiration or termination of all advertising and promotion efforts required by this agreement. 

GQ is not entitled to any compensation when an existing owner purchases additional shares in the same property, unless the owner contacts GQ directly to purchase subsequent shares. 

In the event that there is an outside broker represents a Broker-Procured Buyer, GQ shall pay a referral fee of three percent (3%) of the sale price from the referral fee received by GQ.
